Before you start marketing your home it is a legal requirement to have an Energy Performance Certificate (EPC) which tells potential buyers about a property's energy use and typical energy costs.
An EPC is valid for 10 years but we can arrange this for you if you do not have one.

We will also take reasonable steps to qualify potential buyers by sourcing the availability of their funds for buying the property. We can then inform you whether the buyer needs to sell a property, requires a mortgage, is a cash buyer or any combination of these.
We will ask the buyer for proof of an agreement in principle to prove they are in a position to afford the property. We will then be able to advise you on how serious or good an offer is and help you decide whether or not to accept it - but ultimately that decision is up to you.
